Brian Caluori of Gibson Sothebys International Realty will serve as the exclusive listing agent for the new construction, luxury rental building set to be located at 839 Beacon Street in Fenway's Audubon Circle neighborhood.

Being developed by Miner Realty, the five-story, 45-unit residential project will open its doors in mid-July 2019 and include a first floor with commercial space.

The building will be suited for renters reflecting the diversity of the neighborhood, says Caluori, a residential sales and leasing specialist Gibson Sothebys International Realty, who served as the exclusive listing agent of a similar project in the Fenway neighborhood in 2016. We expect to see strong demand from those who want to experience a distinguished, comfortable city lifestyle amidst the hustle and bustle of all that The Fenway has to offer.

With every community we build, we aim to provide residents with upscale features and amenities set amidst a social and convenient atmosphere, and this project is no exception, asserts Simon Lee of Miner Realty.

The buildings design will reflect a modern interpretation of Bostons classic brick-and-bay townhouses, featuring sixteen studios, twenty-three one-bedrooms, four two-bedrooms, and two three-bedrooms. Six apartments will be designated affordable.

Although the building architecture is modern, the material colors and textures were chosen from the palette of the neighborhood, the project proposal notes. The siding will be a mixture of brick and fiber cement panel, using a modern interpretation of the traditional window bay vocabulary.

Apartments at 839 Beacon Street will feature quartz countertops, stainless steel appliances, vinyl plank flooring, and in-unit laundry. Communal amenities will include a lounge, meeting room, fitness center, dog washing station and pocket park outdoor space on the back of the building shared with the neighborhood. The project will offer 30 parking spaces: four spaces will be at grade, and 26 will be located in a new below-grade garage.

839 Beacon Street is located just a short distance away from Kenmore Square, the MBTA Green Line, and the MBTA Commuter Rail.
