Dana Whiddon specializes in residential rentals, and has successfully been pairing landlords with quality tenants for over 20 years. FOR LANDLORDS - Our goal is to find you a qualified tenant. Your rental property will be marketed using multiple internet sites including, but not limited to, Zillow, Trulia, Hotpads, in some cases the Multiple Listing Service, and our exclusive rental website to reach prospective tenants in Massachusetts, nationally and internationally.\Online photographs have proven to be an indispensable marketing tool that enables prospective tenants to view your property and get a better sense of its character and condition than any single written ad that limits the exposure to words. When you list your rental property with us, our rental agent will make an appointment to meet with you and inspect your property. Our agent will make recommendations about painting or other improvements that will make your property more marketable, and will provide information about current trends in the rental market. Lastly, a recommendation of rental value will be made based upon current market conditions.

 

FOR TENANTS - Our goal is to help you find the right apartment or house in a non-pressuring atmosphere. We treat our customers with respect, honesty and integrity. The choice of a new home is an important one; and it is a task we do not take lightly. A written Fee Disclosure form is provided to all customers upon their first personal meeting with our rental agent. For our services the tenant generally pays a fee equal to one half of a month’s rent of the chosen rental.Once you find the property that you are interested in renting, you will be required to complete a Rental Housing Association (RHA) application form, a form widely used throughout Massachusetts. The RHA application requests information about your current and former employers, your annual salary, your current and former landlords, banking references and personal references. Our rental agent will review these references and along with a summary of your credit report, will present all the information to the landlord for his/her decision. The decision to approve or decline an application vests solely with the landlord with no input from the rental agent. Typically the landlord's decision to accept or reject an application is made within 48 hours of receiving said application.
